The five usual leak sources
Pipe boots, the rubber collars around plumbing vents, crack from UV exposure after about a decade and are the single most common leak on Clarksville homes. Chimney flashing comes second, especially on brick ranches where the counter-flashing was mortared in decades ago. Skylights, wall step flashing where a roof meets a second storey, and valleys make up the rest.
Only after those are checked do we look at the shingles themselves for wind-lifted tabs, nail pops and hail bruising.
How a repair visit goes
We walk the roof and the attic. The attic often shows the leak path more clearly than the roof does, with a water trail on the underside of the decking pointing uphill to the entry point. Photos are taken of both, and the repair is explained with them.
Repairs are done with matching shingles where the colour is still made, new flashing bent on site, and sealants rated for asphalt roofing rather than whatever is in the truck.
Repairs after wind
Straight-line wind lifts shingles along a line and breaks the seal strip even where the shingle lies back down. A shingle that has been creased will leak eventually. We replace creased shingles, not just the missing ones, and re-seal lifted tabs where the shingle is otherwise sound.
Ridge caps are the first thing to go in a storm and the easiest to replace.
When repair is the wrong answer
A roof with widespread granule loss, more than a couple of layers of shingles, soft decking in several places or an age past twenty years is past the point where repairs make sense. We say so, and we show the photos. Spending on repairs to a roof that needs replacing is throwing the money away twice.
Temporary dry-in
If the permanent repair has to wait for materials or weather, we tarp or patch the area so the house stays dry in the meantime. That temporary work is done properly, with the tarp fastened along battens rather than weighted with bricks, because a tarp that blows off in the next storm is worse than none.
Attic ventilation and repeat leaks
A roof that keeps leaking in the same place with no obvious entry point may be condensation, not a leak. Poorly ventilated attics in humid Tennessee summers can drip water from the underside of the decking. Adding intake at the soffits and a ridge vent solves a problem that no amount of shingle repair will.
